New data by CoreLogic has found landlords costs have been rising every year to a point where they are not always making a profit from their tenants.
Between 2003 and 2017, the cost of property ownership grew five per cent per year on average but rent prices increased 4.4 per cent.
Corelogic research analyst Kelvin Davidson told Mike Hosking that there are always variations in different regions around the country.
"They are certainly running on some pretty tight margins."
