It's still too early to say whether the rental property ball will stay in the tenants' court.
Stats NZ data shows rents fell in May and there are almost three times more available apartments, than this time last year.
Auckland Property Management's Howard Morley told Mike Hosking his figures are showing something else.
"Part of the market is certainly struggling, with the lack of students and Air BnB slowing down, but the rest of it is okay."
Morley told Mike Hosking they're still short of properties.
"Rentals in Auckland are certainly holding, but this may not be the case in other areas."
