Changes to the Tenancy Act could drive rent prices even higher and increase homelessness.
The Residential Tenancies Amendment Bill passed its first reading at Parliament yesterday and is progressing to the select committee stage.
It proposes a ban on rental bidding, limiting rent increases to just once a year, and ending no-cause evictions.
Property Investors Federation chief executive Andrew King told Mike Hosking the changes would make it too hard for landlords.
"We have been seeing rents increase over the past six years at a faster rate than inflation."
