A property commentator is warning that first home buyers will lose out,  if higher deposits return to dampen the hot housing market.

Since LVRs came off earlier last year, an unexpected housing frenzy is being driven by new buyers and investors - some of whom are highly leveraged.

One Roof's Ashley Church told Kate Hawkesby the LVR restrictions won't make any difference as they never brought down house prices before.

He says it will only punish first home buyers - who can't lean on parents for help.

Church says that's the wrong part of the market to punish.
