Auckland's 20 percent property sales drop is being put down to the foreign buyers' ban.

December was one of the lowest year-end months for years, after the ban was enforced on October the 22nd.

The country's property sales spiked in the month before the foreign buyers ban, and slumped in the months after.

Core Logic's Nick Goodall told Mike Hosking October's sales figures were inflated up to 17 percent on the year before as foreign buyers rushed to take advantage of the first three weeks to purchase property.

Goodall says central Auckland and Queenstown will lose a chunk of sales, but around the rest of the country he expects about a three or four percent fall.

"Those people looking to buy before the end of the year, would of bought forward there purchase before the ban came into affect. Octobers figures were quite a high, and November and December's figures were quite low.

"We will certainly see an impact with the foreign buyer ban, especially in high end housing markets like Auckland and Queenstown. We will have to wait a few more months before we can accurately see the impact of the ban."

With Australia currently facing a slump in property prices, there has been concern from many homeowners New Zealand's housing market may see a slump as a result. Goodall, along with many industry experts, believes we are safe from anything drastic happening to our market in the short term.

"We are a little more insulated than Australia. They have some oversupply problems, especially in Sydney and Melbourne. But I don't think it will have any effect on us."
