Wellington rents have jumped 9.8 percent in the last 12 months according to the latest TradeMe Property Rental Price Index.
That's seen the national median rise to 450 dollars a week, up 7.1 percent from December 2015.
Auckland has had a far quieter year than the Capital, rising just three percent after a slight dip last month, while Christchurch rents have dropped five percent in 2016.
TradeMe Head of Property Nigel Jeffries said further rent rises are expected in 2017.
Mr Jeffries said in the first 10 days of January they've seen 50,000 tenant bookings - which is double what they saw in the first 10 days of December.
