Auckland house prices fell 1.1 percent between August and September.
Average prices fell $6000 to $585,838.
Barfoot & Thompson managing director Peter Thompson says the most significant factor affecting the market remains the low number of properties for sale.
He says restricted choice has contributed to rising prices over the past four months.
However, Mr Thompson says in September buyers were cautious about paying more than their assessment of market value.
